retail: rehab options

We recently had a client who wanted to explore some different options for rehabbing an existing pad retail building in a strip shopping center. This is a photo of the existing site and building.

In one scenario, the most minimal of the interventions, they would keep the existing structure mostly as-is, and simply spruce it up with new signage, awnings, and new storefront glass systems.

In the next scenario, the building would be torn down and replaced with two retail tenants. We came up with a basic design for the new structure and signage for possible tenants like a cafe and phone/tech store.

In the third scenario, we looked at replacing the building with a new, single-tenant retail store with a slightly different design. This view is from the opposite angle, and shows the potential for outdoor patio seating with cafe tables and umbrellas.

A Proposal for the H Street Library Redevelopment

And now for some (somewhat old) news – DC’s Office of the Deputy Mayor for Planning and Economic Development (DMPED) put out a request several months back for proposals for 1300 H Street NE, (where the R.L. Christian Community Library currently sits empty), hoping for mixed-income projects combined with community-minded features.

Here are the renderings we created for PGN Architects as part of their proposal for a 28-unit apartment building over 3,000 square feet of retail.One of the interesting things about this process was the various iterations we went through for the facade treatment. We helped PGN Architects explore a couple different combinations of materials and locations of wood panel cladding on the exterior — and that’s one of the beauties of 3D renderings — it’s very easy to make design change on the fly and test out different schemes along the way.

“Fight Club” – New Renderings

No, these renderings have nothing to do with Brad Pitt… but they’re still equally nice to look at, right?

 

 

 

 

This is the latest design for the 54 condo-unit building coming to 1250 9th Street NW. The site is across the street from the Convention Center, and it occupies the former creative event space known as Fight Club. The design has changed quite a bit from what proposed back in February. What do you think of the new design?
